Baku Home Prices Surge in Prime Districts

Apartment prices in parts of Baku are reaching new highs, with some central streets now listing more than 17,000 manats per square meter, according to a review by local property valuers.

The most expensive listings are reported in Nasimi district, where homes on Neftchilar Avenue are being offered at around 17,550 manats per square meter. Valuers say the figure is several times higher than the city’s average residential price level.

Analysts cited in the report say Baku’s “expensive housing” rankings are still led by the city’s core districts – Sabail, Nasimi, and Yasamal – where demand remains strongest for centrally located apartments and investment properties.

Examples from the current market include:

  • Uzeyir Hajibeyli Street: prices above 14,000 manats per sq. m

  • Ag Sheher (White City): listings exceeding 8,000 manats per sq. m

  • Historic central streets such as Istiqlaliyyat, Ahmad Javad, and Aziz Aliyev: roughly 4,000–5,000 manats per sq. m

Experts attribute the rise to the concentration of infrastructure and services in these areas – including shopping malls, business centers, retail, and supermarkets – which continues to pull both buyers and investors toward the center.

They add that apartments in central Baku are increasingly treated not only as housing, but as an investment asset, with owners expecting capital gains and rental income. With infrastructure expansion continuing, specialists predict price growth on these streets could remain strong through the year.
