Rental prices in Baku have become almost uniform across districts, with location having only a minimal impact on cost, according to Vugar Orudj, chairman of the Azerbaijan Society of Appraisers.
Speaking to Baku.ws, Orudj noted that rental rates in areas far from the city center – such as the “20 January” roundabout, Alatava, and the directions toward Zykh–Govsan and the “Azi Aslanov” metro area – now closely mirror those in central Baku.

“For example, in the Khatai district, monthly rents stand at 750–800 manats,” he said. “Overall, it is extremely difficult to find decent housing in this segment. If you search for apartments around 500 manats, you will mostly encounter units without renovation and with poor living conditions.”
In the Sabunchu and Surakhani districts, prices are slightly lower. Apartments of 50–60 square meters remain the most demanded, with rents around 500–600 manats. However, the number of available units at that price remains limited.
Meanwhile, rental costs in Sabail, Nasimi, Narimanov, and the more prestigious parts of Yasamal remain among the highest in the capital. Depending on the number of rooms, renovation quality, and level of comfort, prices range from 800 to 2,000 manats.
“There are also higher-priced apartments occupied by foreign nationals, embassy staff, and employees of international companies,” Orudj added. “In such units, rent can reach 5,000 manats per month.”
He also highlighted the Khazar, Garadagh, and Pirallahi districts, where rents are more affordable due to their distance from the city center – though demand there is much weaker.
“Today, mid-range apartments cost no less than 600 manats. In 2026, we expect prices to rise further, potentially by around 10%,” Orudj said.
