Baku, August 26, 2025 — The rental housing market in Baku has seen significant shifts in recent years, with prices now heavily determined by location, access to metro stations, building age, and living conditions.
According to experts from the Azerbaijan Appraisers Society, the average monthly rent for older apartments in Baku currently stands at 455 AZN, while new buildings start at around 607 AZN and can rise to 800 AZN depending on the district. Apartments near the city center and metro stations remain the most expensive, ranging between 1,000–1,500 AZN, while some properties tailored for foreigners reach as high as $2,000.
Short-term rentals are also on the rise, with daily rates up by 20–25% compared to last year. Overall, rental prices across the city have increased by roughly 12% year-on-year, and analysts expect the upward trend to continue through August and September amid limited housing supply.
Most Affordable Areas
Research conducted on property listings shows that the cheapest rentals are concentrated in Absheron district and Khirdalan city, where a large number of new developments and distance from the city center keep prices low.
Other budget-friendly zones include:
Masazır, Saray, Hökməli, Binəqədi — popular among students and young families, especially for 1–2 room apartments.
Yeni Yasamal (outer sections) and Lökbatan — lower prices due to longer commuting times.
Zabrat, Sabunçu, Ələt — dominated by older buildings and private houses, with much cheaper rents compared to the center.
Experts say the Khirdalan–Masazır line and the Binəqədi–Sabunçu belt form the city’s most affordable rental segment, while prices increase dramatically closer to central Baku.
