Baku, August 18, 2025 — Land prices in Azerbaijan’s capital rose sharply across all districts in July, continuing an upward trend that has reshaped the city’s real estate market over the past year.
According to Vugar Oruc. chairman of the Azerbaijan Appraisers Society, speaking to Trend, the most dramatic increase was recorded in Sabail district, one of the most prestigious areas of the capital. The average price there reached 431,743 manats per sotka (100 square meters), up 29% year-on-year. Yasamal district followed with a 26% rise, where average prices hit 206,620 manats per sotka.
Notable gains were also seen in Narimanov (302,671 manats, +14%) and Nasimi (298,028 manats, +21%) districts, underscoring the continuing demand for land in central Baku.
More moderate growth was registered in other parts of the city. In Khatai, prices climbed to 237,321 manats (+12%), in Nizami to 65,233 manats (+19%), and in Binagadi to 55,830 manats (+14%). Meanwhile, suburban districts such as Surakhani (25,970 manats, +10%), Garadagh (15,213 manats, +7%) and Pirallahi (9,266 manats, +8%) also posted increases, though at a slower pace.
Analysts note that the across-the-board rise demonstrates the resilience of Baku’s property market, with land remaining a highly valued asset. While the sharpest price hikes are concentrated in central and prestigious districts, even peripheral areas showed steady growth.
