BAKU, July 15, 2025 — The high-end real estate market in Azerbaijan’s capital is heating up, with some of the city’s most exclusive apartments now priced at over 5.6 million manats (approx. $3.3 million USD).

A new review by APA-Economics, based on current listings, highlights luxury developments such as Crescent Residences, Port Baku Residences, Park Hill Terrace, and Hayat Palace as home to Baku’s most expensive properties.

Leading the list is a 4-bedroom, 375 sq.m apartment in Crescent Residences, with a staggering price tag of 5.61 million manats and a square meter rate of 14,900 AZN. Another unit in the same complex — slightly smaller at 246 sq.m — is listed at 17,000 AZN per sq.m, making it the most expensive per square meter.

While ordinary apartments in Baku’s suburban neighborhoods average between 2,500–3,500 AZN per sq.m, luxury homes are commanding 4 to 5 times more, particularly those with sea views and large private terraces.

According to realtors, prices for elite real estate in Baku have tripled over the past three years, fueled by limited supply, high demand from wealthy investors, and a desire to hedge against inflation.

Despite soaring prices, experts say demand remains strong in the high-end segment, with most buyers coming from the local business elite, international investors, and expats seeking prestige and security.
