Baku Land Market Sees Double-Digit Price Growth Across All Districts

BAKU, July 26, 2025 — Land prices in Baku have experienced a sharp rise in all districts compared to June 2024, with several areas registering double-digit growth, according to the Azerbaijan Society of Appraisers.

Speaking to Report, Vugar Orudj, chairman of the Society, noted that the most significant increase occurred in the central Sabail district, where the price per 100 square meters reached 422,780 manats — a 28% jump year-on-year.

Substantial increases were also recorded in Narimanov (296,591 manats per sotka, +13%) and Nasimi (292,385 manats, +20%).

The Yasamal district saw a 25% price increase to 202,588 manats per sotka, while Khatai rose 12% to 232,965 manats. Nizami registered an 18% rise to 63,842 manats, Binagadi climbed 14% to 54,875 manats, and Sabunchu grew by 10.5% to 46,352 manats.

Other districts also saw notable growth: Khazar (+11%, 25,988 manats), Surakhani (+10%, 25,541 manats), Garadagh (+7%, 14,971 manats), and Pirallahi (+8%, 9,124 manats).
