Azerbaijanis Increasingly Buy Property in Turkey for Business Purposes

The number of Azerbaijani citizens purchasing residential and commercial property in Turkey for business and investment purposes continues to rise, according to data released by the Turkish Statistical Institute (TÜİK).

Real estate expert Shaiq Aliyev says the trend is largely driven by a slowdown in Turkey’s property market, which has pushed prices down and made investments more attractive for foreign buyers. Compared to Azerbaijan, he notes, property prices and potential returns in Turkey are currently more favorable.

“Businesspeople are looking not only to protect their capital but also to grow it. That’s why many are turning to real estate as an investment tool,” the expert said.

In Baku, prices for two-bedroom apartments in central and near-central areas now often range between 300,000 and 400,000 manats, equivalent to roughly $150,000-$250,000.

For the same amount, buyers can purchase a three-bedroom apartment in Istanbul, Galiyev noted.

Beyond Istanbul, Azerbaijani investors are also actively buying property in Ankara, Antalya, and other Turkish cities. When comparing similar-sized apartments, the difference in rental income becomes particularly clear.

For example, a two-bedroom apartment near Baku’s 28 May metro station, purchased for around 400,000 manats, typically generates about 1,500 manats in monthly rent.

In contrast, a three-bedroom apartment in Istanbul’s Kağıthane district or nearby business areas, bought for around $200,000, can be rented out for approximately $2,000 per month.

According to TÜİK data, Azerbaijani citizens purchased a total of 741 apartments in Turkey between January and October 2025, marking a noticeable increase compared to the same period last year and underscoring the growing appeal of Turkey’s real estate market for Azerbaijani investors.
