Baku’s Housing Market Tricks: Metro Proximity Claims Mislead Buyers

Baku, July 28, 2025 — A growing number of real estate listings in the Azerbaijani capital are misleading potential buyers by exaggerating the proximity of apartments to metro stations, according to real estate expert Ramil Osmanli.

“Properties advertised as being a five-minute walk from the metro can, in reality, be over 20 minutes away,” said Osmanli. This marketing ploy, common in both the new-build and secondary housing markets, leads to inflated prices — often by 20–30% — for homes supposedly near key metro stations.

For example, property prices near “Icherisheher” and “Sahil” stations reach up to 5,000 AZN per square meter. Around “28 May”, prices start at 3,500–4,000 AZN, while other metro areas follow a descending price scale:

  • “Ganjlik”, “Nariman Narimanov”, “Elmlar Akademiyasi”: 3,000–3,500 AZN/m²

  • “Inshaatchilar”, “20 Yanvar”: from 2,500 AZN/m²

  • “Neftchilar”, “Gara Garayev”: from 2,000–2,500 AZN/m²

  • “Khalglar Dostlugu”, “Ahmedli”, “Azi Aslanov”: 1,900–2,000 AZN/m²

Osmanli warns buyers to personally verify a property’s location and neighborhood infrastructure before purchase. “These tactics distort the market and mislead buyers,” he said.
